But none of that was factored into its $2.299 million list price. It’s the 59-by-100-foot lot and the location that make this property worth the asking price, said Michael Hrubos of Keller Williams Realty Jersey Shore, the listing agent.
Hrubos added: "Welcome to 330 E 2nd Avenue. A wildly rare opportunity to build your dream home on an oversized lot this close to the beach and nightlife. Other options with this combination simply do not exist."
At about a 60 second walk to a guarded beach and right-hand point break at high tide, it's safe to say this would be a savvy investment in the shore market for beach bums and surfers alike. R1 zoning allows for single family new construction without a variance within the allotted setbacks and square footage requirements. A new home with ample decking on this specific lot shall produce inlet views due to an open field of view at the intersection of Surf and 2nd avenue. That's somewhere between greed and lunacy. I know that neighborhood wee, having spent every summer of my youth just a few blcoks away. Whoever even thinks about buying this - at any price over 150k is just plain crazy. But then again, there's a lot of crazy people out there.....
