  1. I worked as a duly licensed General Contractor and Tile contractor for just over 20 years. I had up to ten full time employees. I formed a 2nd company involved strictly in casualty repair when I happened to find how well insurance companies paid out and they had a difficult time finding contractors to do the repair work. (They were slow to pay but boy did they pay!)

    The last eight years of my const career was strictly word of mouth, I had zero advertising. But I couldn't grow the business because of the great difficulty in finding satisfactory workers who would not tarnish my reputation. So, I got rid of all employees and used only other licensed contractors. Having no payroll and no employees crying for a loan on Monday when they got paid on Friday, and none whining about how I had pockets stuffed with money while the workers were kept poor...that was a huge relief.

    I got out of the business in 2006. Only in the last three years or so have I not had any desires to get into it again even if small time. Now I don't miss it in the slightest, especially the bothersome employees who had to be whipped to perform to even passing satisfactory workmanship. Most of my competition hired illegals, something I would never do. They weren't really my competitors but in the eyes of the public we were all the same.

    I know several unlicensed contractors who state a very good argument for why they will never become licensed. As long as you are upfront about it, there is no problem. I laugh when some loser comes around posing as a contractor (and the ignorant homeowner, who are most, will fall for it) simply because the guy 'worked for his uncle during summers' or some such rot.

  2. I was a home builder in NJ and the Virgin Islands for 30+ years.
    I fix old ladies sticky drawers now.

    And it pays well. Go figure.
